Fire door installation

A fire door is a tested assembly: leaf, frame, seals, hinges, closer, glass and every other part working together. Installing one properly means fitting all of it to the maker's instructions and the test evidence, then recording it. A cheap leaf in an old frame with the wrong hinges is not a fire door.

Published item prices put an FD30 ply veneer leaf at £65 to £80 and an oak veneer glazed leaf at up to £600, with fitting, lining, seals and ironmongery on top. Built up, one replacement FD30 timber door comes to about £155 to £980 before VAT.

When doors need installing or replacing

  • An inspection found doors that cannot be repaired: damaged leaves, wrong glass, frames that do not hold.
  • Flat entrance doors are not fire doors at all, or their rating cannot be shown.
  • A change of use or layout needs new fire doors on stairs, lobbies or plant rooms.
  • Closers, seals or hinges are missing on many doors.
  • You want a certified doorset with a single label and record for each opening.
  • Doors to risers, cupboards and plant rooms are missing or ordinary doors.

Item prices are typical ranges from published UK contractor price guides, autumn 2026; a joiner is typically around £300 a day. A guide, not a quote. Certified doorsets for flat entrances usually cost more than these item prices. The passive fire protection cost guide has more detail.

What a properly fitted fire door needs

The parts of the job that decide whether it holds up in a fire.

  1. The rating and the evidence

FD30 or FD60, smoke seals or not, and the test or certification evidence the door relies on, including for any glass.

  2. Doorset or leaf only

Whether the price is a full factory doorset with its frame, or a leaf hung in your existing frame, and whether that frame is suitable.

  3. Ironmongery named

Hinges, closer, latch and lock by make and model, all marked as suitable for fire doors.

  4. Third-party certification

Whether the firm holds a third-party installer scheme for this work, and the certificate number so you can check it on the scheme register yourself.

  5. Gaps and finish

The gaps it will be fitted to, how the frame will be fixed and the gap behind it sealed, and who decorates.

  6. Records you can keep

Photographs of every item before and after, a unique reference or label for each, and a schedule you can hand to the next fire risk assessor or put in the golden thread.

Questions people ask

How much does it cost to fit a fire door?

Published prices put an FD30 leaf at £65 to £80 for ply veneer and up to £600 for glazed oak, plus £30 to £50 to hang it, seals and ironmongery. A full replacement typically comes to £155 to £980 before VAT; certified flat entrance doorsets cost more.

What is the difference between FD30 and FD60?

The number is the minutes the door resisted fire in its test: 30 or 60. An S after it, as in FD30S, means it also has smoke seals. Your fire risk assessment or fire strategy says which each opening needs.

Can a fire door be repaired?

Often, yes: new seals, hinges or closers, or gaps corrected. Holes in the leaf, wrong glass or a badly damaged frame usually mean replacement. Repairs should use parts that suit the door’s test evidence.

Do fire doors need to be fitted by a certified installer?

The law does not require it, but certified installers work to a scheme’s rules and give you a record for each door. Many managing agents and housing providers ask for it.

Who is responsible for flat entrance doors?

It depends on the lease. Under the Fire Safety Act 2021 flat entrance doors fall within the responsible person’s fire risk assessment in multi-occupied residential buildings, even where the leaseholder owns the door.

How long does fitting take?

One door, fitted to an existing opening, is usually a few hours. Certified doorsets are made to order, so the wait is mostly the lead time.
